The key to minimizing foundation movement is to regularly water and keep the moisture content constant around your structure.
Sprinkler systems or drip irrigation systems need to water close to your home’s foundation.
Soaker Hoses should be placed approximately 6 inches from your foundation.
Make sure that the soaker hose is not too close to your foundation. If the soil is cracked, the water can go into the crack and go under your home.
Test the soil to see if it is dry by putting a screwdriver into the soil. If the soil is still dry, you may want to water longer.
Watering in the evening will help prevent quick evaporation.

Pier and Beam Foundations

Repairing a pier and beam foundation is very different from a repair on a slab foundation. A pier and beam foundation is one of the most common types of foundations in Dallas; older homes are usually built with this type of foundation.
A pier & beam foundation is one that is raised off the ground using beams, joists, understructure supports and often a grade beam with a crawl space. This type of foundation construction is wooden beams supported by wooden joists and concrete pad and blocks.
Concrete Pressed pilings are pre-cast cylinders of concrete, approximately 1-foot long and 12 inches in diameter. These concrete cylinders are pressed against the bottom of the foundation. which the cylinder into the ground against the weight of the house. Then we add a concrete cap.
