Pier and Beam

DFW Foundation Repair Services is one of the few foundation companies in the area that has a specialized team that exclusively works on pier and beam foundations. Repairing a pier and beam foundation is very different from a repair on a slab foundation. A pier and beam foundation is one of the most common types of foundations in Dallas; older homes are typically built with this type of foundation.

A pier & beam foundation is one that is raised off of the ground using beams, joists, understructure supports and often a grade beam with a crawl space. This type of foundation is constructed of wooden beams supported by wooden joists and concrete pad and blocks.

Slab

Concrete Pressed PilesPressed concrete pilings are pre-cast cylinders of concrete, approximately 1-foot long and 12 inches in diameter. These concrete cylinders are hydraulically pressed against the bottom of the foundation. This drives the cylinder into the ground against the weight of the house.   A concrete cap is then added.  Bottle jacks are used to lift the house as close as possible to its original position, additional cylinders and metal shims fill the space between the piling’s cap and the foundation and the house is lowered onto the pilings. The holes are then backfilled.

What to expect when the foundation is repaired.

  • Additional cracks may appear in the sheetrock inside. Please wait approximately 4 weeks before any repair work or construction work is performed.
  • Usually, the cracks in the bricks will decrease or (come together) to some extent). They will not come together completely.  DFW will fill in where the mortar between the bricks was cracked. 
  • Most of the time window frames that have been separated and caulking was split before the work will come back together. Wait 3 or 4 weeks before caulking is done. 
  • When deflection happens on a foundation, the garage frame will split on both sides and the caulking will come apart. Under most circumstances, the frame will come back together (not all the way) and you will have to wait 3-4 weeks before caulking and repair is done.
  • Frieze boards that have been separated at the 45-degree miter joint will reasonably come back to its form, but not all the way. Wait 3-4 weeks before caulking and painting.
